Rental Agreement & Terms of Service
Please read these terms carefully before booking your stay at Loggerhead Lair. By confirming a reservation, you agree to be bound by this Agreement.

1. Agreement to Terms
This Short Term Rental Agreement (the "Agreement") is made by and between OBX Bungalow Co. ("Host") and the guest ("Guest") as of the date the booking is confirmed. The parties hereby agree as follows:
2. Booking & Payment Policy
- Deposit: A booking deposit of 50% of the total rental amount is required to confirm your reservation.
- Final Payment: The remaining balance is due 30 days prior to the check-in date. If booking within 30 days of arrival, full payment is required at the time of booking.
- Methods: We accept major credit cards and verified bank transfers.
3. Cancellation & Refunds
We understand that plans change. Our cancellation policy is strictly enforced to ensure fairness to all parties.
- Full Refund: Cancellations made more than 60 days prior to check-in.
- 50% Refund: Cancellations made between 30 and 60 days prior to check-in.
- No Refund: Cancellations made less than 30 days prior to check-in.
4. Check-In / Check-Out
- Check-In: After 4:00 PM EST. Early check-in is subject to availability and prior approval.
- Check-Out: Before 10:00 AM EST. Late check-out may result in additional fees.
- Procedures: Guests will receive a unique access code for the keyless entry system 24 hours prior to arrival.
5. House Rules & Occupancy
To ensure a peaceful stay for you and our neighbors, the following rules must be observed:
- Maximum Occupancy: The property accommodates a maximum of 8 guests. Exceeding this limit is a violation of the agreement.
- No Parties/Events: Large gatherings, parties, or events are strictly prohibited.
- Quiet Hours: Please respect our neighbors by observing quiet hours from 10:00 PM to 8:00 AM.
- No Smoking: Smoking is strictly prohibited inside the home. Evidence of smoking will result in a $500 deep-cleaning fee.
- Pets: Pets are permitted only with prior approval and payment of the non-refundable pet fee.
6. Liability & Indemnification
Guest agrees to indemnify and hold harmless the Host and the Property Owner from any liability for personal injury or property damage sustained by the Guest or parties invited onto the property by the Guest.
Pool & Hot Tub Waiver: Guests assume all risks associated with the use of the private pool, hot tub, and any provided equipment (bikes, beach gear). Children must be supervised at all times.
7. Care of Property
Guest is expected to treat the property with care. Any damages beyond normal wear and tear must be reported immediately. The Host reserves the right to charge the Guest's credit card for any damages or excessive cleaning required.
8. Access
The Host or their agents shall have the right to enter the premises at reasonable times for the purpose of inspection, repair, or maintenance, typically with prior notice to the Guest, except in cases of emergency.
By booking a reservation, you acknowledge that you have read, understood, and agreed to all terms set forth in this agreement.
